In spring 2007 RMI won the Master Plan competition for the redevelopment of a large city centre site located between Great Victoria Street and Dublin Road. The Master Plan Proposal became was known as South Bank Square and the first two projects to come from the master plan are hotel schemes.

The 14-storey Novotel hotel scheme sits on the site of the current Fanum House on the bustling Great Victoria Street. This four star hotel offers 173 bedrooms, conference and leisure facilities. The scheme is part of the larger South Bank Square Master Plan Scheme which seeks to reinvigorate the Upper Dublin Road and Great Victoria area of the city. Additional office accommodation and commercial space will be provided, along with a major public realm space which will act as a pedestrian and visual link between Dublin Road and Great Victoria Street.
