The Scottish Mutual Building, situated on the south-west corner of Donegal Square in Belfast City Centre is a grade B listed building in the Scottish Baronial style built around 1904. Used largely as an upper level office space and ground level retail. RMI were initially commissioned in 2013 to look at converting the building into a boutique hotel as part of a pre-purchase feasibility study. We developed some ideas in conjunction with the client, met with statutory planning and historic building authorities and prepared a feasibility that demonstrated the feasibility of the scheme.

The client purchase the building and RMI took on the measured survey, detailed design, planning and listed building application. We obtained approvals in four months and prepared tender packages for the roof replacement, window and stone repair. The project stalled due to the withdrawal of historic buildings funding and the building sold on.
