ARCHITECTURE

Our core service is Architecture and we offer the full range of RIBA services as outlined in the RIBA Plan of Work. This can involve anything from helping Clients define the project brief and programme, undertaking feasibility studies, full design services up to planning application stage, building control applications, preparation of tender drawings and specifications, advice on procurement contracts and on site contract administration through to completion, handover and post occupancy evaluation. We are a Chartered RIBA Practice and all of our Architects are registered with both RIBA and ARB. We are committed to offering the highest quality and environmental standards and are ISO14001 and ISO9001 accredited.

Feasibility Studies

Establishing as early as possible if a project is viable and can financially ‘stack-up’ is a fundamental part of any project. While we always endeavour to bring vision and creativity to all of our projects we also recognise the commercial realities that we and our Clients operate in. In recognition of this our clients would often come to us when considering a site acquisition to help them establish the development potential, risks and value. Through the preparation of feasibility studies we quickly assess the project risks, the planning and physical site constraints and offer our Clients clear and professional assessments on potential development opportunities. This in turn helps our Clients to make informed decisions on how best to proceed.

Design & Build

Procurement methods have continued to change significantly over the past 10-15 years with many Clients now preferring the single point responsibility offered through Design and Build contracts. RMI have successfully delivered for clients at the up-front design stage and for contractors on the design and build phase and have an excellent technical team with experience in providing design solutions which are cost effective, practicable and which deliver excellent quality within strict cost parameters.

Conservation

RMI have extensive experience and a particular interest in working with listed buildings where our approach aims to be sympathetic and to the old while allowing new architectural elements to be contemporary, respectful and honest. We believe that the most successful conservation projects are those which acknowledge the contrasts and differences between the old and the new and recognise that most of our built heritage has been the result of layer upon layer of change, adaptation and renewal formed over many years. In working with buildings which have important historical or architectural significance our aim is always to draw inspiration from the historical context but to create something contemporary and of its time which can complement and sit confident alongside the old. We believe this idea of continuity and renewal is at the heart of great Architecture.
Among our more notable conservation projects are the Harland & Wolff Drawing Offices, Grand Opera House Belfast and NI Courts of Justice Stamp Offices. We can provide both full design services for new projects involving existing buildings or technical advice and condition reports to support future works programmes.

Interiors

Our interior design team work closely with our architects providing clients with a complete and integrated design service. We endeavour to create inspiring and habitable spaces which enrich the vocabulary of the building language through spatial awareness, the consideration of colour, lighting, furniture & finishes in response to client needs and budgetary constraints.

Masterplanning

RMI has provided masterplanning services to clients on all types of projects including the significant Titanic Quarter Redevelopment project in Belfast, Sirocco Works and most recently on $1 Billion dollar waterfront redevelopment masterplan in Bellingham City, Washington on the west coast of the United States. The practice has developed particular skills in this area allowing clients to maximise site potential by integrating commercial reality with creative and strategic thinking.

Expert Witness

RMI has provided expert witness legal services to clients and the legal profession for over ten years, by way of invitation and recommendation. Led by John Reid and Peter McGuckin, the practice has gained a reputation in the provision of impartial and objective opinion within the requirements of the legal system in Northern Ireland and the UK.
